Calgary unit turnover, done fast.
Every empty day costs you rent.
Cleaning, paint, repairs and documentation for Calgary landlords and property managers, booked as one job.

Vacancy is the most expensive day on your calendar
If you manage Calgary rental units, you already know the real cost isn't the unit turnover work itself. It's everything that goes wrong around it.
No-show contractors
You book a cleaner, a painter, and a handyman separately, and one of them doesn’t show, blowing your move-in date.
Inconsistent quality
One unit comes back spotless, the next has a corner someone skipped. Tenants notice, and so do your online reviews.
No proof of condition
Without dated before/after photos, deposit disputes turn into arguments you can’t win.
Juggling multiple vendors
Coordinating cleaning, paint, and repairs across five units and five schedules eats your week.
Slow turnarounds
Every extra day between tenants is a day of rent you’re not collecting.
Scaling past one unit
What works for a single rental falls apart across a 20-unit portfolio without a dedicated crew.

Every unit turnover, done with the same attention to detail

Straight answers, before you book
How fast can you complete a unit turnover in Calgary?
Most standard rental unit turnovers in Calgary are completed in 24-72 hours depending on scope. Rush turnarounds are available for landlords and property managers working against a tight move-in date. Tell us your deadline when you book and we’ll confirm it’s achievable before we start.
We manage multiple properties: can you handle several units at once?
Yes. We work with independent landlords managing one unit and property management companies coordinating turnovers across a whole portfolio. We can run parallel crews and give you one consolidated schedule instead of five separate bookings.
What’s actually included in a full unit turnover?
A standard turnover covers deep cleaning, paint touch-ups or a full repaint, minor repairs, carpet/floor care, and junk removal, finished with a photo-documented condition report. Not every unit needs everything. We scope the job to what’s actually required and quote it up front.
Do you provide before/after documentation for deposit disputes or owner reporting?
Yes. Every job includes dated before/after photos and a written condition report, so you have evidence on file if a deposit deduction is ever challenged, and a clean record to pass on to property owners.
Can you work around our existing maintenance schedule or preferred contractors?
Yes. We can slot in as your dedicated turnover vendor, work alongside your existing maintenance team, or take over the whole process. We coordinate directly with property managers to fit your calendar, not the other way around.
Do you take drywall and painting jobs outside of rental turnovers?
Yes. Our painting and drywall crews take standalone jobs across Calgary: interior painting, drywall installation, taping and mudding, and patching holes and water-damaged sections. Homeowners, landlords, builders and commercial clients can book us for one room or a whole building.
Do you offer post-construction cleaning in Calgary?
Yes. After a renovation or new build we remove drywall dust, paint splatter, stickers and debris, clean windows, fixtures, cabinets and floors, and leave the space ready for handover or move-in. We work for general contractors, builders, renovators and homeowners.
What areas around Calgary do you service?
We’re based in Calgary and regularly service Airdrie, Cochrane, Chestermere, and Okotoks. If your properties are elsewhere in the region, reach out. We take on portfolio clients outside our core area case by case.
Do you offer ongoing pricing for property management companies?
Yes. We set up volume pricing and preferred-vendor agreements for PM companies with recurring turnover volume, with a single point of contact so you’re not re-explaining the job every time.
Are your crews WCB covered, and what happens if a worker is hurt on my property?
Every crew member is covered under Alberta’s WCB, so a job-site injury is handled through WCB. Ask us for a copy of our WCB clearance letter and we’ll send it before day one.
Why is your Calgary unit turnover so much faster than the industry average?
Most turnovers run 3-14 days, and some property managers plan for a full two weeks of vacancy between tenants. That delay is almost always coordination, waiting on a cleaner, then a painter, then a handyman, on three separate schedules. One crew handling cleaning, paint, and repairs together is what gets a standard rental unit turnover done in 24-72 hours instead of two weeks.
Do you rekey or change the locks between tenants?
We can coordinate a rekey or lock change as part of the turnover if you supply the hardware or want us to arrange it. It’s a step a lot of landlords forget until move-in day, so flag it when you book and we’ll fold it into the schedule.
How do you handle normal wear and tear versus actual damage?
We flag the difference in the condition report: normal wear (faded paint, minor scuffs, worn carpet from ordinary use) is a landlord cost and gets refreshed as part of the standard turnover, while tenant damage (holes, stains, broken fixtures) gets documented separately with photos so you have clear evidence for a deposit deduction, not just our word for it.
Do you check smoke detectors and other safety items during a turnover?
Yes, as a standard part of the walkthrough. We test smoke and carbon monoxide detectors, check batteries, and confirm door locks and window latches operate properly. Anything that needs more than a battery swap gets flagged in your report so you can decide how to handle it.
