Calgary Unit Turnover, Drywall, Painting, Cleaning & Framing FAQ
56 straight answers for Calgary landlords, property managers, builders and homeowners: what each service includes, what affects the price, how long it takes, and how UnitRevive is insured and licensed.
Unit turnover & make-ready
What is a unit turnover?
A unit turnover (also called a make-ready) is everything that happens between one tenant moving out and the next moving in: the move-out inspection, cleaning, paint, drywall repairs, flooring care, small repairs, lock changes, junk removal and a final check. UnitRevive handles all of it as one job in Calgary, so the unit is ready to rent again as fast as possible.
How long does a rental unit turnover take in Calgary?
Most standard rental unit turnovers in Calgary are completed in 24 to 72 hours, depending on the size of the unit and how much work it needs. Units that need flooring replacement or larger repairs take longer, and we confirm the timeline in writing before we start.
Why are your turnovers faster than the usual 1 to 2 weeks?
Most turnovers drag on because of coordination: the cleaner waits for the painter, the painter waits for the drywaller, and the handyman comes last. UnitRevive runs the trades in the right order under one schedule, so nobody sits waiting on someone else.
How much does a unit turnover cost in Calgary?
It depends on the unit size, its condition and what it needs, so we quote every turnover on its own scope rather than charging a flat rate for work your unit may not need. Send us the unit details or book a walkthrough and you will get a written, itemized quote within one business day. Property management companies with recurring turnovers can set up volume pricing.
What is included in a full unit turnover?
A full turnover can include a move-out inspection, deep cleaning (including inside appliances and cabinets), paint touch-ups or a full repaint, drywall patching, flooring care or replacement, handyman repairs, lock changes, smoke and CO detector checks, junk removal, and dated before/after photos with a written condition report. We only quote what your unit actually needs.
Do you provide before and after photos?
Yes. Every turnover ends with dated before/after photos and a written condition report, so you can approve the work without driving to the unit and have evidence on file if a damage deposit deduction is ever disputed.
How do you separate normal wear and tear from tenant damage?
Our condition report flags them separately. Normal wear, such as faded paint, light scuffs or carpet worn from ordinary use, is refreshed as part of the turnover. Tenant damage, such as holes, stains or broken fixtures, is photographed and documented on its own so you have clear evidence for a deposit deduction.
Can you turn over several units at once?
Yes. We work with single-unit landlords and with property management companies turning over units across a portfolio. We can run parallel crews and give you one consolidated schedule and one point of contact.
Do you work with property management companies?
Yes. We can act as your dedicated turnover vendor, work alongside your existing maintenance team, or take over the whole process. We set up preferred-vendor agreements and volume pricing for companies with recurring turnovers.

Move-out & construction cleaning
What does move-out cleaning include?
Move-out cleaning covers the whole unit top to bottom: kitchens including inside the oven, fridge and cabinets, bathrooms, floors, baseboards, doors, light switches, windowsills and closets. It leaves the unit ready for a showing or a move-in inspection.
How much does move-out cleaning cost in Calgary?
The price depends on the size of the unit and how much cleaning it needs. A lightly used one-bedroom is a very different job from a house left with heavy grease and debris. Tell us the unit size and condition, or send photos, and we will give you a written quote within one business day.
How much is a move-out clean in Calgary?
A move-out clean in Calgary is priced on the size of the unit (studio, one-bedroom, two-bedroom or house), its condition, and extras such as inside the oven and fridge, walls, blinds or carpets. Two units with the same floor plan can be very different jobs, so we quote each one in writing, usually from a few photos, within one business day.
How long does a move-out clean take?
It depends on the size and condition of the unit. A lightly used apartment takes far less time than a house with heavy grease, debris or pet hair. We confirm the timing with your quote, and on a full turnover we schedule the clean last, after painting and repairs, so the unit is spotless for the next tenant.
Can a landlord charge for cleaning after a tenant moves out in Alberta?
Yes, if the unit was not left reasonably clean. In Alberta, a landlord can deduct reasonable cleaning costs from the security deposit, but only with a completed move-in and move-out inspection report, and the deductions must be itemized in a written statement to the tenant. Normal wear and tear cannot be charged. Our dated before/after photos and condition report give landlords clear records. This is general information, not legal advice: check the Residential Tenancies Act or Service Alberta for your situation.
Do tenants have to clean the carpets when they move out?
Tenants in Alberta must leave the unit reasonably clean, and some leases also require professional carpet cleaning at move-out, so check the lease. Carpet worn from normal foot traffic is wear and tear, while stains or damage that need cleaning or replacement can be the tenant's responsibility. We can include carpet cleaning or replacement as part of a turnover.
Do you do move-in cleaning too?
Yes. We clean units before a new tenant or owner moves in, including a final wipe-down after any painting or repairs are done.
What is post-construction cleaning?
Post-construction cleaning is the clean-up after a renovation or new build: removing drywall dust, paint splatter, stickers, labels and debris, and cleaning windows, fixtures, cabinets and floors so the space is ready for handover or move-in.
Do you clean for builders and general contractors?
Yes. We do rough cleans, final construction cleans and touch-up cleans for builders, general contractors, renovators and homeowners in Calgary and the surrounding area.
Do you remove junk and items the tenant left behind?
Yes. We haul out furniture, garbage, debris and anything else left in the unit as part of a turnover or as a standalone property clean-out.

Drywall repair & installation
What drywall repairs do you do?
We patch holes of any size, fix cracks and nail pops, repair water-damaged sections, re-tape lifting seams, and replace damaged boards. We also do full drywall installation, taping and mudding for renovations and new builds.
How much does drywall repair cost in Calgary?
Drywall repair is priced by the number and size of the repairs, the finish needed and whether the area needs painting afterwards. A few door-handle holes is a small job, and water damage or a full room is a larger one. Send photos of the damage and we will quote it within one business day.
Why does drywall crack in Calgary homes?
Calgary has fast temperature and humidity swings, especially during chinooks. Framing expands and contracts, which shows up as nail pops, hairline cracks above doors and windows, and tape seams lifting at corners. Most of it is cosmetic, but it is best repaired properly so it does not keep coming back.
Will the repair be visible after painting?
Not when it is done properly. We patch, sand, prime the repaired areas and then paint, so the patch does not flash through the new paint. Skipping the primer step is the most common reason repairs show through weeks later.
Joint compound or spackle: what do professionals use?
Spackle is fine for nail holes and small dents because it dries fast and shrinks little. For anything bigger, such as patches, cracks, taped seams or water damage, professionals use joint compound (drywall mud), often a setting-type compound for the first coats and a lighter all-purpose compound to finish. That is what gives a smooth repair that disappears under paint.
Do you do drywall for commercial projects?
Yes. We take commercial drywall taping, painting and deficiency work for general contractors and drywall companies in Calgary and area.

Painting
What painting services do you offer?
We paint interiors for homes, rental units, condos and commercial spaces: walls, ceilings, trim, doors and full repaints or touch-ups. We also take painting work on larger construction projects for builders and general contractors.
How much does interior painting cost in Calgary?
Painting is priced by the area being painted, the number of coats, how much prep and drywall repair the walls need, and whether ceilings, trim and doors are included. We give you a written quote after seeing the space or photos of it.
What paint is best for a rental unit?
For most rentals we recommend eggshell on walls, because it wipes clean better than flat and hides imperfections better than semi-gloss, semi-gloss on trim and doors, and a moisture-resistant product in bathrooms. Using one neutral colour across all your units makes future touch-ups faster and cheaper.
Do you paint occupied homes?
Yes. We protect floors and furniture, keep the work area tidy at the end of each day, and work room by room so you can keep using the rest of your home.
Do you do commercial painting?
Yes. We paint commercial spaces and take painting and final-touch work on construction projects for general contractors across Calgary and the surrounding area.

Framing
What framing services do you offer?
UnitRevive provides labour-only residential framing crews for home builders in Calgary and area, including single-family homes, duplexes, townhomes and basement developments.
What does labour-only framing mean?
Labour-only means the builder supplies the material package and we supply the framing crew. It lets builders keep control of material purchasing while getting a reliable crew on site.
How is framing priced?
Labour-only framing is priced per square foot of framed area. Send us the plans and we will quote the job.
Are your framing crews insured?
Yes. Our crews are covered under Alberta WCB, and UnitRevive carries $2 million in commercial liability insurance. We can send our WCB clearance letter and insurance certificate before the job starts.
Do you frame basements?
Yes. We frame basement developments, and can also handle the drywall, flooring, painting and cleaning that follow if you want one company for the whole basement.
How long does it take to frame a house?
It depends on the size and design of the home, the number of storeys, the crew size, the weather and how quickly material and inspections arrive. A simple bungalow frames much faster than a large custom home. Send us the plans and your target dates and we will confirm a framing schedule with the quote.

Locks & lock changes
Do you change or rekey locks between tenants?
Yes. We change or rekey locks as part of a unit turnover, either with hardware you supply or hardware we arrange. It is a step many landlords forget until move-in day, so we fold it into the turnover schedule.
What is a lock rekey, and should I rekey or change the locks?
Rekeying changes the pins inside the existing lock so the old keys stop working and new keys do, while keeping the same hardware. It is usually the quicker, lower-cost option between tenants. Changing the locks replaces the hardware completely, which makes sense when locks are worn, damaged, or you want to upgrade, for example to a keypad or smart lock. We can do either as part of a turnover.
Why should landlords change the locks between tenants?
Former tenants, their guests or anyone they gave a key to may still have a copy. Changing or rekeying the locks before a new tenant moves in protects the new tenant and protects you as the landlord.
Do you offer 24/7 emergency locksmith service?
No. UnitRevive is not an emergency locksmith. We handle planned lock changes, rekeys and door hardware as part of turnovers and property maintenance. For a lockout in the middle of the night, call a 24-hour locksmith.
Do you fix door hardware and handles?
Yes. We repair and replace door handles, deadbolts, hinges, strike plates and door closers as part of our handyman and property maintenance work.

Handyman & property maintenance
What handyman jobs do you take?
We handle doors and hardware, locks, cabinets, fixtures, minor plumbing and electrical repairs, light fixtures and switches, shelving, caulking and general maintenance for homeowners, landlords and property managers.
How much does a handyman cost in Calgary?
Handyman work is priced by the job list. The more repairs we can do in one visit, the better value it is. Send us your list and we will quote it within one business day.
Do you do ongoing maintenance for rental properties?
Yes. We work with landlords and property managers on repairs between and during tenancies, and can coordinate access with tenants for repairs in occupied units.
Do you check smoke and carbon monoxide detectors?
Yes. During a turnover walkthrough we test smoke and CO detectors, check batteries, and confirm locks and window latches work. Anything that needs more than a battery gets flagged in your report.
