LVP vs Laminate vs Carpet: Which Flooring for Rentals and Basements?
A practical comparison for Calgary landlords and homeowners choosing flooring for rentals, basements, stairs and bedrooms.
Quick summary: For most rentals and basements, waterproof luxury vinyl plank (LVP) is the best value. Laminate suits dry main-floor rooms where you want a more solid feel. Carpet is warm and quiet for bedrooms and stairs but wears and stains fastest in rentals.
Side-by-side comparison
| LVP | Laminate | Carpet | |
|---|---|---|---|
| Water | Most products waterproof | Most only water-resistant | Absorbs spills |
| Scratches | Good | Very good | N/A, but wears |
| Comfort and noise | Hard; underlay helps | Hard, can sound hollow | Warm and quiet |
| Basements | Best choice | Risky | Risky if any moisture |
| Rentals | Best overall | Dry rooms only | Bedrooms, if any |
| Repairs | Replace single planks | Replace planks | Patch or replace room |
Rentals
LVP survives pets, spills and tenant turnover better than anything else at its price, and damaged planks can be swapped individually. Many landlords replace worn carpet with LVP during a turnover, which cuts future cleaning and replacement costs.
Basements
Even dry Calgary basements see occasional moisture, from spring melt to a failed water heater. Waterproof LVP over a proper underlay handles that; carpet and most laminate don't. If the basement has ever had water, fix the cause first. See our basement development guide.
Stairs and bedrooms
Carpet is still popular on stairs and in bedrooms for warmth, grip and noise. On stairs it should be wrapped tight over every nosing so it doesn't lift or wear early. LVP stair nosings are an option for a hard-surface look.
Underlay and subfloor prep matter more than the brand
Most flooring problems come from what's underneath. A floor laid over a subfloor with dips or humps will flex, click and separate at the seams. Before installing LVP or laminate we check the subfloor with a straightedge, fill low spots, sand high spots and fix squeaks by screwing the subfloor to the joists.
Underlay does three jobs: it smooths small imperfections, reduces noise, and on concrete it adds a moisture barrier. Some LVP has underlay attached; adding a second layer under it can void the warranty, so follow the manufacturer's instructions. Condo buildings often require a specific acoustic underlay.
How long each one lasts in a rental
Lifespan depends on the product's wear layer, foot traffic, pets and how tenants treat it. In general, a good LVP or laminate outlasts carpet in a busy rental, and carpet in living areas usually shows wear first. When you compare prices, compare the cost per year it lasts, not just the price per square foot.
What affects the cost
Material grade, square footage, removal of the old floor, subfloor levelling, stairs and transitions. See flooring installation for what's included in our quotes.

Frequently asked questions

What is the best flooring for a Calgary basement?
Waterproof vinyl plank (LVP) over a suitable underlay.
Is carpet a bad idea in rentals?
